What they offer over generalist agents is deeper knowledge of a specific patch: which farmers have land to sell, which neighbours are likely buyers, what a particular block realistically makes in today's market. For genuinely agricultural transactions, a good specialist often beats a generalist.
Buyers who want a trade conversation with someone who knows the local market rather than a web-portal transaction. Particularly valuable if you're buying 50+ acres of working farmland, or a lifestyle block where planning, entitlements and local context matter as much as the advert.
Don't rely on a single specialist — build a short list of 2–3 agents who cover the counties you're interested in, introduce yourself by phone, and register with each for their off-market list.
