The short version

Specialist rural land auctioneers exist all over Ireland — Greenfield is one of several operating in the farmland and lifestyle-holding segment. What they offer over generalist agents is deeper knowledge of a specific patch: which farmers have land to sell, which neighbours are likely buyers, what a particular block realistically makes in today's market. For genuinely agricultural transactions, a good specialist often beats a generalist.

Strengths

  • Deep regional knowledge
  • Often know buyers and sellers personally
  • Accurate, realistic guide prices
  • Happy to advise on related matters (entitlements, ACRES, tenancies)
  • Listings cross-posted to Daft / MyHome

Watch-outs

  • Smaller inventory than national portals
  • Coverage uneven — excellent in some regions, absent in others
  • Website and tech lag behind the national portals
  • Best lots sometimes sell before they reach public listing

Who it suits

Buyers who want a trade conversation with someone who knows the local market rather than a web-portal transaction. Particularly valuable if you're buying 50+ acres of working farmland, or a lifestyle block where planning, entitlements and local context matter as much as the advert.

Our take

Don't rely on a single specialist — build a short list of 2–3 agents who cover the counties you're interested in, introduce yourself by phone, and register with each for their off-market list. Much of the best Irish farmland never hits a portal. The relationship you build with a regional auctioneer is how you hear about those.
